Thank you for considering our Rent2Own program for your housing needs. We strive to make the application process seamless while ensuring that each applicant receives consistent consideration. An application submittal that includes all items in our document disclosure is required. We encourage electronic submissions for convenience, but physical applications may also be turned in at our office during business hours and via an appointment. When reviewing applications, we carefully consider various factors to ensure fairness and consistency:

  • Nature, Relevance, Recency, Accuracy, Completeness: We evaluate each application comprehensively, taking into account the accuracy and completeness of the information provided.
  • Financial Flexibility: We understand that each applicant's financial situation is unique. While we may customize pre-move-in payments into installments to accommodate your financial circumstances, consistent standards will be applied in reviewing and approving applications.
  • Wait List Option: Applicants who agree to make payments to reserve a home available in the future may be placed on a wait list, even if they do not currently meet our underwriting standards. Please note that these payments are non-refundable, and applicants take the risk of improving their status to meet agreed underwriting standards.
  • Priority Basis: Applications are prioritized on a first-come, first-serve basis of completed applications and money down.

Your home is your castle, your retreat from the world and a place to build a family and create a lifestyle. A home provides the stability of not having to move due to third party influences like a landlord unreasonably raising your rent. Owning your own New home gives you the Freedom and Control to make changes, customizations and improvements.

Renting is a poor alternative where you spend your money and get no investment back…no future, no equity, no savings, and no family stability. Rents tend to increase, leaving you at the landlord's mercy to decide whether to renew your lease or require you to uproot your family. In contrast, by entering our Rent2Own Program and buying the home you initially rented, your monthly payments will not only give you a higher quality of life, but part of your payments pay down your loan, creating a long-term savings account.

"Building codes have mandated higher energy-efficiency standards since they began to address the issue in the late 1970s," says Kevin Morrow, senior program manager for the National Association of Home Builders' green-building programs. The most recent International Energy Code came out in 2020 and required about 17% more efficiency than earlier. "So using that as a gauge to how newer homes should perform from an efficiency standpoint compared to older homes, it's pretty clear that just as homes meet code, they are going to be more efficient," Morrow says. "Newly constructed homes use energy more efficiently in two ways, Morrow says. First, they tend to have a tighter-sealed building envelope, or the enclosed part of a structure, that helps prevent conditioned air — cool summer air and warm winter air — from escaping. Features that create this envelope include higher-efficiency insulation, doors, and windows." At Luxor Homes, energy efficiency is a priority. Luxor Homes utilizes independent third parties to certify the energy value and savings our clients will achieve.

The features of new homes should also hold up better than existing homes, which may have experienced years of wear and tear, says Evan Gilligan of Mandrin Homes of Maryland and Delaware. "People will buy [previously owned] houses, and then the carpet needs to be replaced, or it needs to be repainted, or it needs new appliances or the flooring is shot," Gilligan says. "When they buy a new home in today's market, it really is new."  Luxor Homes uses premium products like Granite Countertops, wood trim,  Low-e windows, highly efficient furnaces, and ceramic tile in its new homes. At the same time, today's new homes are engineered specifically to minimize maintenance requirements. For example, Gilligan says his company uses composite products for a home's exterior trim instead of wood, which could rot or need repainting. "You buy a used house, you don't know what you are getting; you might have to do a lot of maintenance," Gilligan says. "We are trying to look down the road and make things as easy as possible for [homeowners] so they can enjoy living there and not have to be saddled with maintenance."

Luxor Homes provides a 2-year material defect and 10-year structural warranty starting your move-in date. Additionally, manufacturers provide independent warranties on items like furnaces, shingles, etc. When you buy a resale home, even with an inspection done, defects that will cost you money are likely to be present, leading to unexpected budget surprises.

New homes often include fire-safety features that may not be in properties built years ago. Some products installed use fire retardant, for example in carpeting and insulation. In addition, all new homes are required to include hard-wired smoke detectors. These devices can provide better protection than battery-operated smoke detectors, which can fail if their battery runs out. Hard-wired [smoke detectors] run on the house's electricity and then have a battery backup if the house power goes out. This is just one of many examples of why a new construction home offers safety features that older homes cannot provide.

  • If you want to reserve a home before its gone, submit a $2,000 deposit and execute a one-page Reservation Form. Said amount if refundable per said agreement while we receive/review your complete application;
  • Submit a $75.00 application fee and a complete application for review and discussion;
  • Discuss any follow up application clarifications and submit follow up documentation as necessary;
  • Online order of background check (cost $30+-);
  • Conditional Approval (or denial) subject to updating verifications prior to move in (pay, credit, similar); Rental renewals are subject to Landlord review and approval and will include factors such as quality of resident home maintenance, payment timeliness, changes in income, job, credit, etc.

The stability to your family of having a consistent home, school system, and social contacts is a well known significant positive factor to happiness and security. For many people, the purchase of a home will be the largest investment they make. By buying a New Construction home from a reputable builder, in a subdivision with abundant amenities and adjacent high-value single family homes, your likelihood of investment appreciation will be significantly improved. Additionally, when purchasing (subject to interest rates), your mortgage payment will typically be less expensive than renting. You  are better in control of your own destiny and not subject to the whims of a landlord unreasonably raising rent or prematurely asking you to move due to their circumstances.

There is no time limit to extending your Lease without buying. We appreciate that your path to ownership may be interrupted by unforeseen events. Our program is designed to set your future purchase timing to match the optimal time that works for your family.

Bi-weekly rent is rent that is due every two weeks. For some, monthly payments are more difficult as it’s timing is irregular compared to typical payroll income. The benefits of bi-weekly rent can include: Easier matching of payroll income to rent timing supporting more consistent cash flow; Reduction of late payments resulting in better credit and lower fees.

When you make a payment, it is applied in an agreed order per the Lease to Rent, Option Premiums, HOA dues, fees, etc. We will try to send you a receipt noting how your payment was applied so you can keep track of your status.

As you can verify in our attached sample agreements, in return for our reserving a home for your rental and future purchase at an agreed price, your down payments for future purchase (option premiums) are not refundable on the event you decide not to move forward.

Subject to the mutual agreement of an alternative, the Owners have agreed in the past to transfer down payments paid for the purchase of other new construction homes built by its affiliates.
