The Luxor Rent2Own Program

• Complete our brief Program Inquiry on our landing page to start the conversation;
• We will contact you to schedule a brief conversation to confirm your understanding of our unique program and a summarize qualifications etc to confirm going forward makes sense for you;
• If you want to reserve a home before its gone, submit a $2,000 deposit and execute a one-page Reservation Form (we will send to you). Said amount is refundable (per said agreement) if you fully apply and we fail to approve your application;
• Submit the Preliminary Application Documents plus a $75.00 application fee and a complete application for review and discussion;
• If all looks good, we will ask you to submit Secondary Application Documents which are more detailed;
• Discuss any follow up application clarifications and submit follow up documentation as necessary;
• Online order of background check (cost around $30+-);
• Conditional Approval (or denial) subject to updating verifications prior to move in (job, credit, similar);
• Pre move-in inspection and acceptance of new home;
• Move into your New Home!!
• Rental renewals are subject to Landlord review and approval and will include factors such as quality of resident home maintenance, payment timeliness, changes in income, job, credit, etc. 

The stability to your family having a consistent home, school system, and social contacts is a well known significant positive factor to happiness and security. For many people, the purchase of a home will be the largest investment they make. By buying a New Construction home from a reputable builder, in a subdivision with abundant amenities and adjacent high-value single family homes, your likelihood of investment appreciation will be significantly improved. Additionally, when purchasing  your mortgage payment will typically be less expensive than renting (subject to rates, etc). You  are better in control of your own destiny and not subject to the whims of a landlord surprisin you by unreasonably raising your rent or prematurely asking you to move due to their circumstances.

There is no specific time limit to extending your Lease without buying. Typical initial lease/purchase terms are two years. We appreciate that your path to ownership may be interrupted by unforeseen events. Our goal is to set your future purchase timing to match the optimal time that works for your family.

Bi-weekly rent is rent that is due every two weeks. For some, monthly payments are more difficult as it’s timing is irregular compared to typical payroll timing. The benefits of bi-weekly rent can include: Easier matching of payroll income to rent timing supporting more consistent cash flow & reduction of late payments resulting in better credit and lower fees.

When you make a payment, it is applied in an agreed order per the Lease to Rent, Option Premiums, HOA dues, fees, etc. We will try to send you a receipt noting how your payment was applied so you can keep track of your status.

As you can verify in our attached sample agreements, in return for our reserving a home for your rental and future purchase at an agreed price, your down payments for future purchase (option premiums) are not refundable on the event you decide not to move forward.

Subject to the mutual agreement of an alternative, the Owners have agreed in the past to transfer down payments paid for the purchase of other new construction homes built by its affiliates.

· We have a strict No Pet Policy.

· No animals of any kind are permitted.

Attached Homes styles over 2600sf

· Due to their more spacious design, Landlord may allow dogs under 30 lbs (measured by breed standard weight at maturity at Landlord’s discretion).

· Maximum Two (2) dogs per premises

· *Dog Breed Restrictions

Documentation Requirements

Tenants must provide:

· A current Rabies Certificate showing the dog’s age, breed, and weight

· A recent photo of the dog matching above

· Written advance approval of Pet occupancy by Landlord

Tenant Responsibilities

· Dogs must be leashed at all times when outside a rental building;

· All animal waste must immediately be picked up & properly disposed within the PUD (failure to comply may result in fines);

· Tenants are responsible for all damages to the rental premises (interior, exterior, landscaping, etc.);

· Dogs must be curbed away from all landscaping, including shrubs, flowers, and trees.

· Dogs may not have offspring while residing in the home;

· Dogs may not be left unsupervised on decks or outdoors (including in cages, crates, or kennels);

· Dogs must create no nuisance to other residents (e.g., excessive barking, aggressive behavior) and must remain under owner control at all times.

Fees, Fines & Termination of Pet Rites

· A $25.00 bi-weekly pet fee applies for approved dogs;

· HOA may apply fines for breach of any rules

· Breach of any Pet rules may result in immediate termination of a Tenant’s rights to maintain a Pet at the exclusive discretion of the HOA and/or Landlord

Other Animals

· No other animals — including cats, dogs over 30 lbs, restricted-breed dogs, birds, reptiles, or insects — are permitted without prior written approval from the Landlord.

· The following breeds — including mixes or dogs resembling these breeds — are not permitted:

· Pit Bull • Rottweiler • Chow Chow • Doberman Pinscher • German Shepherd • Alaskan Malamute • Dalmatian • Husky • Siberian Husky • Akita • American Staffordshire Terrier • Great Dane • Perro de Presa Canario • American Bulldog • Shar Pei • Boxer • Mastiff • Cane Corso • Wolf Hybrid • Dogo Argentino • Fila Brasileiro • Japanese Tosa

· Any other breed that may negatively affect HOA’s or Landlord’s insurance premiums

This policy is subject to amendment by the HOA and/or Landlord at any time.
